Yesterday's Wall Street adventure has led to today's stong mortgage rates. We are currently near our 2010 lows. Since this is a "flight to safety" rally and not a rally that is built on market fundamentals, I do reccomend locking in these gains.

Rates improved today and are now at the best levels we have seen in the past 30 days. Today, the Senate will start casting votes on the 1600 page Wall Street reform bill, while I do not expect this to be a factor for rate today, it is worth watching. This Friday, we have the monthly non-farms payroll report. This report is always a market mover and this month will be no different. Can we extend the 14 month rally in jobs or will we show signs of a double dip recession? This is like needing your archrival to win for your team to make the playoffs, while I want jobs to improve, mortgage rates would improve if jobs do not. Call or email for a custom rate quote

After a brutal week of rates rising, the market received the boost in needed yesterday after a wildly successful 10 yr treasury auction. Rate influential mortgage backed securities had the biggest single day rally that we have seen in quite some time and all is right with the world today. On tap today, we have a 30 yr treasury auction, while not as important as the 10 yr, it is expected to be met with solid demand and should help rates. I would not be shocked if the anticipation of a solid auction is built into today's mortgage rates at the start of the day, therefore It would not be a bad idea to lock if your rate is available in the AM. Could rates get better if you lock? Of course they can. They can also get worse. Check back at noon for updated rates

We got some real good news this morning, in the form of bad news. ADP released their employment report for March and the numbers were WAY OFF from what was expected. The market was a 40,000 increase in jobs, but was greeted with a 23,000 DECREASE in jobs. The ADP is not a traditional "market mover", but recently it has been a good indicator of how the all important non-farms payroll report will look. Today, I look for a small rally in interest rates. The rally has the potential to be much larger, except for the fact that TODAY is the last day that the FED will be purchasing mortgage backed securities. The affect of the Fed pulling out of the MBS market is difficult to predict, since it is unprecendented. My best geuss would be that this has already been priced into the market and we will see rate improvements through the tomorrow morning and then the potential for a small pull back in the pm hours as investors await the NFP report on Friday morning. Overall, good news by way of bad news and some hope for improved rates this week. Check back at noon.... |
