Which loan program is right for you?

There are many factors that will determine which loan program is the right one for you. This site will provide useful information on these loan programs and more


FHA Mortgages
Government insured loans for purchase or refinance. Minimum credit score is typically 620. Maximum loan amount is $729,750 in high cost areas. This program is not just for first time homebuyers, it is for everyone.

VA Mortgages
Military loan program for purchase, rate reduction refinance, cash out refi and streamline refinance. 100% loans for purchase or rate reductions refinances. 90% loan to value is available for cash out VA loan transactions

Conforming loans
Fannie Mae and Freddie Mac loans. Most of these loans will be up to 90% of the value of your home. Above 90% and FHA is the option preferred by most consumers today.

Jumbo mortgages
up to $729,750 in high cost areas for Fannie / Freddie and FHA. We also offer true jumbo loans up to $2 million. True jumbo loans have tighter loan to value restrictions than conforming jumbo or FHA jumbo

Home Affordable Refinance Program (HARP)
Allows rate reduction refinances up to 125% of your homes appraised value if you currently have a Fannie Mae or Freddie Mac held mortgage.
